You get the keys. The space smells like concrete dust, there are cables hanging out of the ceiling, and someone has told you the whole thing will be ready in six weeks. Eight weeks later you are still waiting on an approval nobody mentioned, and the joinery has not even been cut.

This happens constantly in Dubai. Not because contractors are careless, but because most clients have never seen the sequence a fit out actually follows. Once you understand that sequence, you can spot a realistic timeline from a fantasy one before you sign anything.

Here is how a real project moves, stage by stage, and what quietly decides whether yours finishes on time.

The Quiet Weeks Before Anyone Picks Up a Tool

The first three to four weeks of almost every project involve zero physical work. This is the design and documentation stage, and it is where your final cost is really decided.

During this phase your interior fit out contractor in Dubai should be producing:

  • Measured site survey drawings, not just the developer's original plan
  • Space planning and layout options based on how you actually use the space
  • Material and finish selections with specific brands and codes, not vague descriptions
  • MEP drawings showing electrical points, plumbing routes and AC positions
  • A BOQ that lists quantities against each item

If a company skips straight to a price without this, you are not getting a quote. You are getting a guess, and guesses get revised upward once work begins.

Why Layout Changes Later Cost So Much

Moving a wall on paper costs nothing. Moving it after the electrical first fix is in costs you demolition, rerouting, replastering and roughly two weeks. Spend the extra time in the drawing stage. It is the cheapest time you will ever buy.

The Approval Stage Most Homeowners Never See Coming

This is the single biggest cause of delay in Dubai, and it rarely appears in glossy portfolios.

Depending on where your property sits, your fit out needs sign off from a different authority. Dubai Municipality covers most freehold villa areas. Trakhees handles Palm Jumeirah, Jebel Ali and DWC zones. DDA covers Business Bay, Dubai Design District and JLT. On top of that, master developers like Emaar, Nakheel and Dubai Properties issue their own NOCs, and each has its own working hours, hoarding rules and deposit requirements.

Realistic approval windows run from ten days to six weeks. Community NOCs for villas in gated developments often take the longest.

Order of Works: The Sequence That Keeps Everything Moving

Once approvals land, site work follows a fixed logic. Anything done out of order gets redone.

  • Demolition and strip out. Removal of existing finishes, old partitions and redundant services. Usually five to ten days for a villa floor.
  • MEP first fix. Conduits, pipework, drainage and AC ducting installed before anything is closed up. This is the stage that hides most of your money.
  • Blockwork and partitions. New walls, gypsum framing and ceiling grids.
  • Plastering and screed. Then the wait, because screed needs curing time before tiling. Nobody can speed this up.
  • MEP second fix. Wiring pulled, sanitary ware positioned, AC units mounted.
  • Finishes. Tiling, painting, flooring, then wallpaper or panelling.
  • Joinery installation. Wardrobes, kitchens and feature units arrive from the workshop and go in near the end.
  • Final MEP, testing and cleaning.

Good carpentry and joinery work is measured on site only after walls are plastered and true. That is why custom units cannot be ordered on day one. Fabrication typically needs three to five weeks in the workshop, so your contractor should be measuring the moment plastering finishes.

The same sequence applies whether it is a full villa renovation or an office renovation running around a live team. Only the durations change.

Snagging and Handover, the Part Everyone Rushes

Snagging is your last real leverage. Walk the space slowly with a torch and a notepad, and check the things that are expensive to fix later:

  • Door and drawer alignment across every joinery unit
  • Water pressure and drainage speed in every outlet
  • Every switch, socket and light circuit tested individually
  • Tile levels, grout consistency and skirting gaps
  • AC cooling performance in each zone after thirty minutes running

Expect a snag list of thirty to eighty items on a full villa. That is normal, not a red flag. What matters is how quickly the team closes them and whether you receive as built drawings, warranty documents and a maintenance schedule at handover.

How to Compare Quotes Without Getting Caught Out

When you gather proposals from several fit out companies in Dubai, the lowest number is almost never the real number. Compare these instead:

  • Is the BOQ itemised with quantities and brand names
  • Are MEP works included or listed as a provisional sum
  • Who pays authority fees, NOC deposits and community charges
  • What is the payment schedule tied to, milestones or dates
  • What is the defects liability period, and is it written down

A twelve month defects liability period is a stronger signal of quality than any brochure. Companies offering complete interior fit out services in Dubai should be comfortable putting that in writing.

You can also cross check any contractor's licence status on the Dubai Department of Economy and Tourism portal before you commit. It takes two minutes and rules out a lot of risk.
