You send the same floor plan to three contractors. One quote comes back at AED 380,000, another at AED 610,000, and the third at AED 790,000. Nobody is lying to you, and nobody is necessarily overcharging. The quotes simply describe three different projects that happen to share a floor plan.

That gap is the most common reason people feel stuck when they search for interior fit out services in Dubai. This guide explains where the numbers come from, so you can compare quotes properly and spend where it counts.

So, What Does an Interior Fit Out Cost in Dubai?

Most 2026 market estimates put residential fit out at roughly AED 200 to 400 per sq ft for a mid-range finish, and AED 600 to 1,200 or more for luxury specifications. Offices usually fall between AED 280 and 550 per sq ft at mid-specification, climbing past AED 900 for premium or branded workspaces.

Published figures disagree with each other, sometimes by a lot. Treat any per sq ft rate as a starting point, not a price. The final number depends on what sits inside the scope, which is what the rest of this guide unpacks.

What You Are Actually Paying For

A fit out is the construction and installation work that turns a shell or an outdated space into a finished, usable one. That includes partitions, ceilings, flooring, joinery, electrical and plumbing, air conditioning, lighting and finishes. Our interior fit out services cover all of these under one team.

Fit out is different from design alone. An interior design company in Dubai may produce concepts and drawings, while a fit out contractor builds them. Design-only fees are usually quoted separately, often between 10 and 20 percent of the project budget, so check whether a quote includes design before comparing it with another.

A typical fit out budget covers:

  • Civil and finishing work, including flooring, ceilings, wall finishes and painting
  • Joinery such as wardrobes, kitchens, doors, reception counters and wall panelling
  • MEP works, meaning mechanical, electrical and plumbing, plus air conditioning and fire safety modifications
  • Lighting, fixtures and sanitary fittings
  • Permits, NOCs and authority inspections
  • Project management and site supervision

Eight Factors That Move Your Price Most

Two projects of the same size can land far apart because of the choices below. Knowing them lets you decide which ones to flex and which to protect.

1. Quality tier of materials

Porcelain tiles can be supplied from about AED 60 per sqm or climb well past AED 180. Across a whole villa, the tier you choose becomes your biggest single lever. Decide early where quality matters most, such as kitchens and bathrooms, and where a mid-grade finish is perfectly fine.

2. How much joinery you need

Custom joinery is often the most expensive line in a residential job. A villa with built-in wardrobes in every bedroom, a custom kitchen and a feature media wall costs far more than one with loose furniture. Our carpentry and joinery team can price this separately so you see its weight in the total.

3. MEP changes

Moving a kitchen, adding bathrooms or upgrading air conditioning touches the plumbing, wiring and ductwork behind the walls. Projects that rework these routes cost more and take longer than cosmetic refreshes. Our MEP works are handled in-house, which keeps coordination in one place.

4. Shell condition versus a refresh

Stripping a space back to bare concrete costs more than repainting and replacing finishes. Commercial categories reflect this: CAT A covers basic finishing and MEP, while CAT B adds custom interiors, branding and workstations. Be clear about which one you are asking contractors to price.

5. Location and building rules

A tower with restricted lift hours, loading bay bookings and strict contractor rules costs more to work in than a standalone villa. Community and master developer requirements add steps as well. Ask each contractor how they plan deliveries and site access for your specific building.

6. Authority approvals

Dubai Municipality covers most of the mainland, while Trakhees and the Dubai Development Authority cover zones such as JAFZA, Nakheel communities and TECOM districts. The Dubai Development Authority lists a fit out permit fee of AED 0.90 per sq ft, with a minimum of AED 200 and a maximum of AED 10,000. Permits are valid for six months, so delays can create renewal headaches.

7. Timeline pressure

Compressing a schedule means more labour on site at once. If you need a villa ready for a tenant or a shop open for a launch date, budget for that urgency. A realistic programme, managed well, is usually cheaper than a rushed one.

8. Landscaping and external work

Villa owners often forget the garden, pool deck or boundary walls until the end. Landscaping added late is more expensive than landscaping planned from day one. Include it in the original scope even if you phase the work.

What These Numbers Look Like in Real Projects

The calculations below use the market ranges above and are illustrative, not quotes. They show how scope changes the total, even when the floor area looks similar.

A 1,200 sq ft apartment, mid-range finish. At AED 250 to 400 per sq ft, you are looking at roughly AED 300,000 to 480,000. Most apartment refits run about six to ten weeks.

A 2,000 sq ft office, mid-specification. At AED 280 to 550 per sq ft, the range is about AED 560,000 to 1,100,000. The spread depends mostly on joinery, IT infrastructure and meeting room acoustics. You can see how we approach workspaces in our JMS Investments office fit out.

A 4,000 sq ft villa interior upgrade. At AED 300 to 500 per sq ft, expect roughly AED 1,200,000 to 2,000,000. Villas land at the wider end because kitchens, bathrooms and staff quarters multiply the MEP and joinery scope. Our Emirates Hills villa renovation and Nad Al Sheba villa renovation show how this scale of work comes together.

Gyms, restaurants and clinics behave differently again. Specialist equipment, ventilation and wet areas push the rate up, which is why we scope them separately, as in our Bluewaters gym fit out.

How to Compare Interior Fit Out Contractors in Dubai Without Getting Burned

Price is only part of the decision. When you compare fit out companies in Dubai, ask every contractor the same questions so the answers line up:

  • Is design included, or priced separately?
  • Which items are allowances (a fixed budget for tiles or lighting) rather than fixed prices?
  • Who handles permits, NOCs and Civil Defence approvals?
  • Is joinery made in-house or subcontracted?
  • What is the payment schedule, and is it tied to completed milestones?
  • Can I visit a finished project similar to mine?

Allowances deserve special attention. A quote with low allowances looks cheap until you choose real tiles, and the difference shows up as a variation order. Ask for the allowance figure in writing and check it against showroom prices.

Interior fit out contractors in Dubai that manage design, joinery, MEP, and project management under one roof tend to produce fewer surprises, because fewer hands pass the work along. Wall to Wall has worked this way since 2012, and you can browse our completed projects to judge the standard yourself.

Where Budgets Usually Leak

The same patterns repeat themselves. Skipping a detailed scope at the start leads to mid-project changes, and changes are always priced at a premium. Underestimating MEP leads to reopening walls. Forgetting approvals leads to stop-work orders.

Set aside a contingency of around 10 percent for the unexpected, especially in older villas where hidden plumbing or wiring issues appear once walls are opened. If you are upgrading an older home, our villa renovation page explains how we plan for this.
